Rockwell visits on a schedule, notes visible conditions, and records what needs attention. Your plan determines the check-in cadence and whether Rockwell provides vendor referrals or coordinates approved work.

What Direct Upkeep Includes

A consistent check-in schedule.

Essential Watch includes one in-person check-in per calendar month, up to 45 minutes on site, with a written check-in note within 1 business day. Additional visits are available only by request, priced before the visit. Premier Management includes weekly check-ins, alternating in person and remote. The remote check-in is a review of sensor data plus a phone call.

Visible property conditionsRecord concerns noticed during the check-in and compare them with earlier notes.

Seasonal readinessEssential Watch includes checklists on October 1 and April 1. Premier Management adds winterization and spring startup coordination.

Written recordsCheck-in notes sit alongside your audit findings and property condition reports.

How Rockwell Delivers Direct Upkeep

Scheduled visits. Essential Watch includes one in-person check-in per calendar month, up to 45 minutes on site, with a written note within 1 business day.
Core awareness. Essential Watch includes temperature, humidity, water and leak awareness through Custos Hub by Rockwell.
Full awareness in Premier. Environmental (temperature, humidity); water and leaks; entry and access; air quality; activity patterns; appliance safety; emergency alert coordination.
Vendor limits. Vendor coordination and oversight includes up to 2 requests and 3 hours of Rockwell time per month. Additional time is $60/hr including travel, only with your approval.
Hands-on scope. Rockwell performs safety consultations, check-ins, Custos Hub setup, service and pickup, and grab bar installation by approved written quote. Other work is coordinated through vendors when included in your plan.

The Essential Watch

$99 / month

One in-person check-in a month, up to 45 minutes on site, a written note within 1 business day, core Custos Hub awareness, and a quarterly property condition report.

The Premier Management

$199 / month

Weekly check-ins, alternating in person and remote. Includes everything in Essential Watch, full Custos Hub awareness, seasonal stewardship, and a monthly detailed report.

The Estate Concierge

By consultation

Check-in scope and reporting are agreed through an individual consultation and quote. This service is available through Estate Concierge, by consultation.
